Inspection:
When Get It Done House Buyers, Inc. acquires a new property, the first step is to get a professional home inspection performed. For your convenience, the full report will be made available via a downloadable link on our website. The function of this report is to provide you with a better understanding of the condition of the property to assist in making an informed purchase decision. On our site, every property will display an exact date and time that bids will be due. All interested parties will be required to submit their Highest and Best offer by the predetermined date and time. Time is of the essence. No offers will be accepted after the deadline has passed. If we have multiple offers that are close we may counter but at our discretion. So please submit your highest and best up front.
Rules:
In order to keep our process clean and organized, do not ask the homeowner any questions. If any potential buyer attempts to contact the homeowner regarding pricing on this property they will permanently be removed from our buyer’s list. All properties being inspected are guaranteed to be under contract by Get It Done House Buyers, Inc. All offers must be submitted via email:
bids@getitdonehousebuyers.com. Buyers must include their name (first and last), phone number, email address, and title vesting. Upon offer acceptance, this information is forwarded to escrow.
Offer Acceptance:
When an offer is accepted, the winning bidder is notified of their offer’s acceptance and title vesting is verified. Purchase Agreement and wire instructions are sent to the buyer via electronic signature or email and immediate wire of $5,000 non-refundable EMD is demanded (EMD is refunded if property is not delivered with clear title).
This $5,000 non-refundable EMD is required and needs to be wired by 12PM the following day. Please submit a wiring receipt to ray@getitdonehousebuyers.com in order to verify EMD has been submitted prior to the deadline.
When the $5,000 non-refundable EMD and Purchase Agreement are submitted before the deadline, escrow is opened and the escrow process begins as normal. If EMD is not wired and the Purchase Agreement is not signed by the deadline, Get It Done House Buyers, Inc. must move on to the next buyer.
